and Conditions of Sale.

Manoir de Lébioles

These General Terms and Conditions of Sale (GTCS) govern the contractual relationship between the Manoir de Lébioles hotel and its guests. Any reservation made with the hotel implies the unreserved acceptance of these terms and conditions.

1. Reservations

1.1. Reservations may be made via the hotel’s official website, by telephone, by e-mail, or through partner travel agencies.
1.2. A reservation is considered confirmed upon receipt of written confirmation from the hotel and, where applicable, the payment of a deposit or a credit card guarantee.
1.3. The hotel reserves the right to refuse a reservation in the event of unavailability or for any other legitimate reason.

2. Rates

2.1. Rates are expressed in Euros (€), inclusive of all taxes (VAT included), unless otherwise stated.
2.2. Rates displayed on the website or communicated by the hotel are subject to change depending on the period, promotions, or specific conditions.
2.3. Additional services (catering, spa, activities, etc.) are not included in the room price, unless otherwise specified in the booked offer.
2.4. A tourist tax, set by the local municipality, may apply and will be charged as a supplement.

3. Payment Terms

3.1. A deposit of 30% of the total stay amount may be required at the time of booking, unless otherwise specified in the offer.
3.2. The balance of the stay must be settled upon arrival or departure, according to the terms specified during the reservation process.
3.3. Accepted payment methods include credit cards (Visa, MasterCard, American Express), bank transfers, and cash (within legal limits).
3.4. In the event of non-payment, the hotel reserves the right to cancel the reservation and charge cancellation fees in accordance with Article 4.

4. Cancellation and Modification Policy

4.1. Cancellation by the guest:
Up to 7 days before the arrival date: Cancellation free of charge, full refund of the deposit.
Between 7 and 3 days before arrival: 50% of the total stay amount will be charged.
Less than 3 days before arrival or in case of a no-show: 100% of the total stay amount will be charged.
4.2. Modification by the guest: Any request for modification (change of dates, room type, etc.) is subject to availability and may result in additional charges.
4.3. Cancellation by the hotel: In the event of force majeure or the inability to provide the service, the hotel will offer to postpone the stay or provide a full refund of the sums paid. The guest shall not be entitled to any further compensation.

5. Check-in and Check-out

5.1. Rooms are available from 3:00 PM on the day of arrival and must be vacated by 11:00 AM on the day of departure.
5.2. Early check-in or late check-out may be granted subject to availability and for an additional fee.
5.3. If the room is not vacated by the agreed time, the hotel reserves the right to charge for an additional night.

6. Liability

6.1. The guest is liable for any damage caused to the hotel property or its equipment. Repair or replacement costs will be charged.
6.2. The hotel declines all responsibility for the theft, loss, or damage of guests’ personal belongings in common areas or rooms.
6.3. The hotel provides a free parking area but declines any responsibility for damage to or theft of vehicles.

7. Additional Services

7.1. Catering, spa, or other activities offered by the hotel are subject to availability and must be booked in advance.
7.2. Specific conditions for these services (hours, rates, cancellations) will be communicated at the time of booking.

8. Pets

8.1. Pets are allowed in the establishment with specific conditions.
8.2. Guests are responsible for any damage caused by their pets.

9. Non-Smoking Policy

9.1. The entire hotel, including the rooms, is strictly non-smoking.
9.2. In case of non-compliance, a cleaning fee of €150 will be charged.

10. Force Majeure

10.1. The hotel cannot be held responsible for the non-performance of its obligations due to a force majeure event (natural disaster, strike, pandemic, etc.).
10.2. In such cases, the hotel will offer a postponement or a refund, depending on the circumstances.

11. Personal Data

11.1. Personal data collected during reservation are processed in accordance with the General Data Protection Regulation (GDPR).
11.2. Data is used exclusively for the management of the reservation and associated services, unless explicit consent is given by the guest for other purposes (newsletter, promotional offers).

12. Disputes

12.1. These GTCS are governed by Belgian law.
12.2. In the event of a dispute, an amicable solution will be sought as a priority. Failing that, the competent courts of Verviers, Belgium shall have jurisdiction.
